Monthly Home Maintenance
A monthly visit keeps your home in excellent condition over time.
Small issues are handled early, before they turn into larger repairs.
Time is reserved for you each month and used where it matters most, repairs and maintenance or ongoing support.
As a monthly client you will always have priority over one-time or new clients, even when extra hours are required.
•••
Essential Upkeep • 2 hours per month A scheduled visit keeps your home in order. Small repairs, adjustments, and maintenance are handled steadily so issues do not accumulate.
Flexible Home Care • 4 hours per month Additional time allows more tasks to be handled within the same month, along with more flexibility for improvements and projects, and more time for home condition tracking. Most clients choose this level.
Full Home Support • 8 hours per month For larger homes, projects, or homes requiring more maintenance and extra attention.
•••
Visits require a 2-hour minimum, with smaller follow-up visits accommodated when appropriate. I remain available for unexpected needs, tailoring service entirely to your home.
A Long-Term Partner
Over time, monthly visits become something more than just service.
You don’t have to figure everything out yourself anymore, because you gain someone who understands your home.
Regular visits create awareness of your property’s condition, including areas that are rarely visited, such as attics or crawl spaces. This allows potential issues to be recognized earlier.
For more detail, see home condition tracking.
Efficient Material Sourcing As I visit your home regularly, materials and matching hardware for ongoing projects can be sourced between visits at limited or no sourcing cost. My familiarity allows upcoming work to be planned more efficiently, saving time during visits.
Contractor Coordination When specialist contractors are required, I can help coordinate the work and represent your interests so projects move forward clearly and with proper oversight.
My role is simple: I work for you, not the contractor. I do not receive commissions or referral fees from contractors.
Vetted Assistants For certain tasks such as hauling, handling large items, or larger clean-out work, an assistant may occasionally be required. In many cases, this speeds up the process and reduces total time.
Why Amsterdam Service Works
Most homes do not run into serious problems because of a single event. Small issues go unnoticed over time.
When something needs attention, you work with electricians, plumbers, or other specialists. Each person may do excellent work, but they only see a small part of your home at one moment in time.
When your home is seen regularly, everything is easier to manage. Repairs stay up to date, patterns become clear, and coordinating maintenance becomes simple.
Amsterdam Works Differently I partner with you and represent your interests, with a clear focus on the long-term health of your home.
Ongoing Care By seeing your home regularly, routine maintenance is handled steadily and cleanly. This can include filters, water shutoff checks, sink, toilet, and other leak checks, smoke and CO detector testing, and other routine tasks that are easy to postpone but important to keep on schedule.
Home Condition Tracking Regular visits can include home condition tracking, using equipment such as thermal imaging, moisture detection, and environmental measurement. Measurements are recorded over time to track trends.
Certain issues require immediate attention. Others will be monitored and addressed at the right time. The decision is always yours, and I help and guide you so the right choices are made with clarity.
Monitoring includes areas that are rarely visited but critical to the health of your home, such as crawl spaces, attics, and other areas where early signs of moisture, air movement, or other developing conditions often appear first.
When Outside Specialists Are Needed When outside specialists are needed, you have someone who understands your home and can represent your interests. Work can be reviewed together, options discussed clearly, and projects coordinated when helpful.
The Result This creates something most homes rarely have: continuity, communication, and thoughtful long-term care.
Home Condition Tracking
Homes change quietly over time. With experience and the right equipment, moisture buildup, hidden leaks, missing insulation, electrical hotspots, and airflow issues can be detected long before they become visible, helping prevent safety risks, damage, and costly repairs.
Most homeowners only notice problems once damage has already occurred. This approach is about catching them earlier.
Fire risks from dryer lint buildup, overheating electrical outlets, and loose electrical connections.
Hidden leaks inside walls, crawl spaces or under sinks and appliances that lead to mold and costly damage.
Missing insulation and air leaks that increase energy costs and reduce comfort.
Every home is different. This is a custom approach shaped around your home and how you use it.
Approach I review your home as part of regular visits, focusing on adding value. There is no over-monitoring and no unnecessary intervention.
What is reviewed and measured, and how often, is always tailored to your needs and the needs of your home.
What is reviewed I focus on areas where changes typically occur but are not always visible, such as attics, crawl spaces, mechanical areas, and other key parts of your home.
Professional diagnostic equipment is used, including FLIR thermal imaging cameras and FLIR moisture measurement equipment, along with Fluke temperature and electrical testing equipment, gas leak detection, carbon monoxide detection, airflow and sound measurement instruments.
This approach helps make the invisible visible, without turning the process into something complicated or intrusive.
My equipment helps identify anomalies and areas that deserve closer attention. It does not reveal everything, especially where materials or construction limit visibility.
What this looks like in practice
Identifying temperature differences that may point to insulation gaps or air leakage.
Observing moisture levels and humidity patterns over time.
Checking electrical systems where relevant.
Placing sensors in key areas such as under sinks, near appliances, or in attics and crawl spaces.
Tracking each visit to understand how your home behaves over time.
How it works Home condition tracking is part of time on site. There are no separate charges for tools or diagnostics.
Findings are documented during the visit and shared through the client portal. If something stands out, it is discussed and handled only if it makes sense.
Transparency Everything is documented and shared with you only. Notes, measurements, and reports are always accessible only to you.
I am on your side, helping you by understanding your home and taking care of it over time.
About Dirk
Growing up near Amsterdam on a large estate meant repair, maintenance, and taking care of horses were part of everyday life. The property had to be constantly cared for, with the right tools and equipment. That is where it started. At eleven, I built my first workshop.
I began my career at sea as a licensed engineer and navigator on deep-sea cruise vessels. Here I oversaw safety systems, engineering systems, navigation, and onboard operations. In that environment, you learn to stay ahead of problems and the importance of good systems.
Alongside that career, I continued working on homes and equipment whenever I was ashore. Understanding how systems function, maintaining them properly, and solving problems in a practical way has always been part of who I am.
After my time at sea, I worked in executive level operational roles, overseeing large technical projects in shipyards around the world, including the startup of a major new cruise line. These were environments that required a high level of discipline, structure, and responsibility.
In 2013, I moved to Seattle and built my life in the Pacific Northwest. In the years that followed, I also lived in Florida, where I operated a handyman business and am a licensed residential insurance adjuster. That work provided direct insight into how small issues develop quietly and become costly when no one is paying attention. It also trained me in the use of advanced diagnostic equipment and a more structured way of evaluating homes.
Today, I work on homes with that same mindset, with a strong sense of hospitality, attention to detail, and care for both function and aesthetics. My work is structured, thoughtful, and carried out with consistency.
I invest in the right tools, equipment and materials to work efficiently and with precision. I like to be prepared, think ahead, and find practical solutions that make sense, not just in the moment but over time.
My approach is defined by a commitment to your property and the technical integrity of the work. I focus on solutions that are intentional, durable, and executed to a professional standard.
In addition to on-site work, I also consult remotely, representing you with providers, or create custom solutions at my workshop. I am a proud member of the Queen Anne Chamber of Commerce, the Seattle Chamber of Commerce, InterNACHI, and actively build relationships with trusted professionals.
